New Bathrooms, Kitchen, and Tile Flooring Bring Old Rental Back To Life.
One of our investor clients has a single family home that was in sore need of an overhaul. Tenants had neglected the property, and any “remodeling” attempts over the years were not done to the standards we expect today. Once we got into the demo phase, we quickly learned, as you would expect in an older home, that all new electrical, plumbing, and A/C was needed. This is almost always a given when you do rehab work on older properties. In addition, the kitchen was a wreck, and the bathrooms were right out of 1960.
After some minor layout modifications and a couple of new windows, we began tiling the entire 1,300 square feet in ceramic tile to eliminate dirty carpet issues, then built a new kitchen on-site to reduce costs. Based on layout concerns, building custom cabinets was much more effective and cost-efficient than purchasing stock cabinetry. These cabinets look great, yet have few frills, keeping the cost down. All cabs were installed unfinished and sprayed on-site with water-based cabinet enamel. Low cost laminate countertop with wood front edge-band also keep costs to a minimum. Appliances were purchased at our local furniture auction store for half the price of new.
The original bathroom was completely redone as well with new wall tile, toilet and vanity. The tub was refinished on-site. A second bath was added in a back section of the house that was poorly utilized, next to a laundry room where plumbing and drainage was accessible.
The final result as a beautiful rental property that was much more functional that went from a 2 bedroom 1 bath wreck to a 3/2 investment property that rented immediately for $500 more per month more!
